Mould and Moisture Inspection Findings
A mould and moisture report dated 27 March 2026, prepared by NoToxRox Building Biology, recorded the following findings.
A laboratory report dated 27 March 2026 from Eurofins (NATA Accredited, Report 1341343-ML) identified the following airborne spore concentrations:

Key Findings from the Report
- The report identified the dominant species as Aspergillus/Penicillium, comprising 98–99% of all spores detected
- The report identified Chaetomium in the massage room, described as a water damage indicator species
- The report noted active hyphal fragments (described as live mould growth) across all indoor samples
- The report noted a musty odour at the entrance, attributed to microbial volatile organic compounds (mVOCs)
The report recorded indoor humidity at 63.5% and attributed this to moisture retained in the building structure.
Structural Moisture Findings
The mould and moisture report identified the following structural moisture issues:
- The report noted a large ornamental pond built directly against a below-ground wall with no adequate drainage
- The report noted external ground level is higher than the internal floor level of the massage room
- The report recorded an external wall moisture reading of 607 REL
- The report noted paving installed directly against the wall with no drainage clearance
- The report noted garden beds pressed against the building envelope
- The report noted the subfloor drainage area was blocked with debris and moisture
Building Inspection Findings
A building inspection report recorded the following additional findings:
Termite Risk
The report noted the property backs directly onto Category 1 bushland
Moisture Readings
The report recorded high moisture readings in the office and rising damp in the garage
Blocked Weep Holes
The report noted blocked weep holes around the brick perimeter
Timber Deterioration
The report noted wood rot on front, side and rear elevations, and timber under the deck in direct ground contact
